"Beautiful territory, nice stuff, excellent location, proximity to the beach. Absolutely beautiful place to stay close to the old port, very convenient for the kids to swim. A bit outside of the city and I loved it! Walking distance to the kite beach or shell cemetery. Enjoyed to be surrounded by so many flowers on the territory. Definitely good value for the money. Book in advance!"

The kids bed wasn’t really comfortable and was somehow uneven.

"I enjoy staying here for weekend escapes from Muscat. Very good value and wonderfully situated for excellent restaurants. Sur Sea Restaurant (about 100m away) serves some of the best South Asian food I’ve tasted. Highly recommended."

We felt like we had almost our own private boutique suite and for most of the time exclusive use of pool, pool deck, upper balcony, and BBQ as others were off touring about. Met Steve the owner who was super friendly, helpful, shared some extras, and would highly recommend Beachwalk Residences."

The cleanliness of the apartment itself was so bad. The sheets weren’t clean, the pillows didn’t have covers, the kitchen top was filled with spilled oil, the couch was half broken, there were mosquitoes everywhere and generally the entire place was very difficult to find comfy

"The flat had gorgeous views of the Adriatic Sea from the balcony, what a scene to wake up to! The flat was very clean, the water pressure was strong and the bed was comfortable! The caretaker was such a lovely lady and even gave us a parting gift of homemade walnut liqueur!!"

We chose not to rent a car and found it difficult to get taxi drivers who wanted to bring us to the end of the street. We tipped well, people would give us their number and then not answer. Was not the condos fault but surprised at the taxi drivers

"The location was excellent - a few minutes' walk to a very nice, sandy beach that was great for kids (shallow, sandy, calm). There was a restaurant (adjacent property) on the beach, the food was so-so, but it was a great location. The unit was clean, reasonably stocked with what we needed, beds were comfortable. Three bathrooms, two showers. We used the outdoor patio for several meals. The hose by the door to clean our feet. Several nice restaurants a short drive away (Italian was good). Parking was easy. We did a boat/snorkel outing one morning (Nemoz, Ben and Tony were great) and they picked us up right on the dock at the beach. The snorkeling was quite nice. Kayak and other rentals right at the beach."

Only air conditioned in two of the bedrooms. The loft area was blazing hot and there are no windows in the loft that can be opened to create some ventilation (e.g., at night with the provided fan). A portable AC unit or something is needed to cool off this space. The roof leaked, but this was a minor issue. There were no coffee pods or dishwasher pods in the unit, we had to go buy some from the front desk. We checked in slightly after 5pm (lock box), so when we got up in the morning - no coffee! The front desk did not open until 8am? Seriously, we paid a fair amount for the rental and it's ridiculous that 4 or 6 coffee pods (3 bedroom unit) could not have been provided to start with - buy more as needed. Same for the dishwasher (provide one or two pods).

"Great option if you want to stay a little outside of the main hub - it's quiet and the location is beautiful, but I highly recommend having a car to get around. The room was spacious and it was nice to have access to the kitchen and common area. The bathroom is shared but it was never an issue. The sauna was in a separate building but so nice at the end of a day. The breakfast is served at the main cafe in town - it's plentiful and tasty, just keep in mind that you either need to drive there or arrange the shuttle."

Would be be nice to have extra towels for the sauna.

Check-in and check-out were seamless, and luggage storage was easy. The room felt more like a small apartment than a hotel room. Plenty of space, and both the bed and couch were very comfortable. The in-room amenities were a bit sparse compared to what I expected. The WiFi was honestly very poor, which is a drawback for a place that markets itself to a coworking crowd. Also, I was charged 50% to add an extra guest despite it being a full apartment. I paid it without issue, but if I’d booked for two guests from the start, the price difference would have been negligible, if anything, so that policy felt a little off.

Shared bathroom space is not very comfortable, missed that as was booking in a hurry.
